Another thing PAGCOR and SM would have to contend with is rising sea levels, especially when the rainy season comes. I understand that the MOA doesn't really have a problem with that, since it has a seawall, but there are other factors in play when the PAGCOR Entertainment City is built:
1) Additional buildings mean additional stress on the ground. The beauty of the CCP complex is that the buildings are spread over a large area. I haven't seen much of the PAGCOR blueprints, but they must make sure that not all the weight is concentrated on a small plot of land.
2) Drainage. If the proposed Laguna de Bay - Paranaque spillway is completed, it will run straight through the Bay City. It might be beneficial to the cities of Pasig, Mandaluyong, Makati, and Manila in terms of flood control, but how about Paranaque, Pasay, and Las Pinas? Manila is an alluvial city, which is similar to the reclamation area, only the Manila deltas were built over centuries, not mere decades. There is a possibility of ground liquefaction for the Bay City development when an earthquake strikes.
3) The Marcos reclamation project did not take into account the possibility of climate change and sea levels rising. In this case, additional breakwaters should be constructed; this is possible since only small vessels will be using the Bay City port (mostly fast craft going to Cavite and the Hamilo Coast development).
^^I think it will be spread out just fine. The mere uttering of "tower" makes me worried however. It will be over 2000ft. And, from what I know, it will be constructed on the edge of the reclamation area, overlooking the bay. It's would just be like an observatory or something but, hey, that's still exerting a whole lot of pressure on a reclaimed land. I could be wrong..I hope..

i thought i saw the original blueprint of sm moa where it should be 8-storey structure. the current and actual mall has been scaled down from the previous plan. just a thought.
the SM Arena is different from the one envisioned by MVP's group.
The Sy family are aligned to the San Miguel Group in it's battle for the control MERALCO from the PLDT Group which is backed-up by the Lopez family.
a problem occured as the property at sprawling vacant lot near the Manila Seedling Bank in Quezon City previously being eyed by the group of MVP has suddenly been acquired and a SM Hypermart has been builted by the Sy Group.
As of late the MVP group are in projects more identified to the Ayala Group who is battling the Sy Group in the realty and mall business.

yes but the problem is that we are not using the state-of-the-art methodology in reclaiming land and we still use the out-dated-model even though we know the CCP Complex has water seeping back into the area. We like to do extravagant projects but we are not that financially capable to pay for the the expensive but more durable way of reclaiming land.

I think the problem is more of lack of funds than technical such as methods of construction. They can always ask a foreign contractor to do the job if local contractors can't(I believe they can). I don't see why they can't build something "extravagant" if they they put their minds into it. Return of investments lies heavily on its marketing. Local real estate companies are actually good on hyping up the market, look at how expensive the condos are in prime locations in the metro and the lifestyle subdivisions they've put up near or at the beaches in neighboring provinces.
There's really a need for a new venue for sports and other large scale events.
I have yet to see the drawings/architectural renderings of this project, but i hope they have something worthy of a landmark. Most popular cities in the world are very well identified with landmark building/s. Manila is dying to have one. Our capital city at present is best associated with blight (Quiapo?), save for some new buildings here and there and some fine old architecture, yet slowly decaying out of neglect. A newer and bigger venue than araneta is certain to draw in all the major and large scale sporting events, local and international acts mainly for the "hip" selling point.
I don't have high hopes though on this landmark thing, if Henry Sy is going to build it. This guy is more of quantity than extravagant quality. Did you notice an SM mall/hypermart at almost every town/city in the country? Someone told me that SM's goal is to have a mall for a every 45mins of travel (or was it less-MRT?)
at any rate, i hope the project push thru.
I think the SM Arena is in the works.. When I went yesterday to MOA to watch Pyrolympics, I saw the area which has a blue perimeter fence and I think I saw an equipment used to put up foundation...
I hope The Sy's will start making this Arena a reality so that we have a new and state of the art venue for future events.![]()
